425 Grand Concourse

425 Grand Concourse is in the Mott Haven neighborhood of the Bronx. This new mixed-use and mixed-income development will create 277 units of affordable housing for low- and moderate-income families.

The 27-story tower will be designed to Passive House standards, consuming significantly less energy than a conventional housing project. It will house a charter school, medical facility, and cultural and community spaces, including a social services facility, as well as a supermarket. The development also includes a new, accessible walkway as part of the Garrison Playground.

The largest passive house project planned for North America to date, 425 Grand Concourse will surpass the Enterprise Green Communities Criteria and incorporate NYC Active Design Guidelines. As a gateway to the historic Grand Concourse, one of the Bronx’s great boulevards, the new development will anchor this important corner and enhance the Mott Haven neighborhood.
