The Super Varna Project provides for the full opening of the town towards the sea through the building of an international marina Varna with a modern yacht port having a capacity for more than 300 yachts; an international cruise terminal with 5 terminals for cruise ships; an overall renovation and modernization of the old marine station and building of a new marine traffic control tower. There shall be a huge green oasis /island/ for recreation in Lake Varna, as well as a Sea Park combined with a complex of more than 10 hotels of 4, 5 and 6 stars, entertainment centers and establishments. The existing island and huge lake opening up to the sea is an environmental asset which affords unique opportunity for an actual realization of the project in the Green Laguna of Europe and the European Black Sea Town – Varna. The building of an artificial island in the sea is possible given the experience in the realization of similar projects in Saudi Arabia, but the costs for the building of a protection system, coast strengthening structures and maintenance shall be extremely high, which is not necessary in this particular case in view of the existence of an island in the lake.
VIP Project– NEW MARINA STATION VARNA AND CRUISE SERVICE TERMINAL

Project: Port passenger terminal and traffic control tower in Varna in accordance with the new urban development plan and the decision for a marine station zone and port zone "– Varna - Iztok"
Description: The project includes an overall renovation of the existing marine station and cargo port “Varna-Iztok", which within the framework of the new urban development plan shall be transformed into zones with public access servicing ships and passenger vehicles. In accordance with the project, the new park shall be some kind of a continuation of the Sea Garden, and the proposals for the new marine station within the town landscape. The new aspect of the marine station shall create an impact on the marine station in the sea in a completed aspect.
Varna is a modern rapidly developing seaside town. Over the last few years the town has become an interesting tourist, business and administrative center along the Bulgarian Black Sea coast. In order to achieve a new and modern look the new urban development plan of Varna Municipality provides for an overall reconstruction of the marine station. The rise in the passenger traffic and the fact that Bulgaria needs a modern marine station and a building serving as port, requires the realization of the subproject for a new VIP Marine Station which shall be the symbol of the town and shall afford a beautiful panoramic view to the sea.
The main function of the building shall be to serve both the passengers and the tourists. The additional functional /servicing/ facilities shall include: a conference room, a dining area and a closed heated corridor for movement to the tower and the marine station. The sales premises shall be divided into two main areas – services /access of cruise ships and service/access for small yachts. The passenger cruise ships shall be serviced at level two of the station, where the passenger traffic shall be divided into incoming and outcoming. This area shall be accessed through a platform over the park; a passenger access and transport facilities shall be also provided for.

The building of a full road infrastructure in the region and in the town has already started. In order to attain optimization of the megaproject, there is an approved project for the town of Varna providing for modernization of the transport infrastructure, and construction of a new, second, bridge next to the existing Asparuhov most /subproject at level two/. The second bridge is an important subproject of the Super Varna Megaproject which will afford complete redirection of the transport flow and traffic out of the town and connection between the airport and the new, planned as a subproject, seaside resort complex at only 40 km distance from Varna, in Shkorpilovtsi /subproject at level two /. The Hemus Motorway is also planned to be completed within the period 2014-2020 which will considerably improve the connection of the town with Central Bulgaria, the capital and directly with Central Europe.

VARNA MONORAIL TRANSPORT SYSTEM (VMTS)

Varna Monorail Transport System (VMTS) is the project for first monorail system of Bulgaria.
The monorail route will connect Vladoslavo neighborhood in the center of Varna. The line runs at the height of 6 metres from the ground and its highest point is Vladoslavo station (12 m).
The line comprises 7 stations located at intervals of 700-1000 metres.
Special rolling stock was devised for the line. Each train consists of 6 cars with the seating capacity of 44 places.

At present, because of the limited height of 46 m of the existing bridge Asparuhov - not allow the entry of vessels 5 and 6 group in the Varna lake.
At present, Constantza South Port container terminal is in fact the only one port on the Black Sea capable of handling larger PANAMAX and post-PANAMAX class vessels!
The value of investment: 160 -180 million euro
Implementation of the project only in the range of 14-18 months will allow Varna Port Container Terminal (inside the Varna Lake) to process PANAMAX and post-PANAMAX class vessels:
- Without lifting bridge Asparuhovo with 11 m;
- Without destroying the old bridge Asparuhovo;
- Without building a new higher bridge over the lake.The investment in the project is two times lower than the investment for the construction of a new bridge or investment for the reconstruction of the old bridge Asparouhov (lifting 11-12 meters).

Introduction of Exhibition Center
European (Varna) Import and Export Fair - Ferry Complex is project for multifunctional and comprehensive international exhibition center of high standard. It will be the largest in scale and highest in grade in Europe and whose facilities are most advanced.
It will be modern architecture that combines hi-tech, intellectuality and ecological concern perfectly. A great deal of high-new technologies of international level is applied in its construction. Its intelligent, ventilation and communication systems represent the advanced level of the world. Its hall height, floor loading capacity and electric power supply qualify it to hold such exhibitions as large-scale machines exhibitions and sailboats exhibitions, which have strict demands for exhibition complexes.
Each exhibition hall has an area of about 10,000 square meters and a rationally designed appearance. The 13 exhibition halls in the first and second floors all have a wide doorway. Multiple exhibitions can be held simultaneously without interfering with one another. With large non-columns space, the exhibition halls can be used effectively and especially good effects can be produced in special decoration.
Around the exhibition complex, supporting establishments related to conventions and exhibitions such as hotels, office buildings, banks, commercial services and museums will be built, so as to fully satisfy the needs of the businessmen in their business trip.

The Aqua Park is planned to be 300 meters long and 100 meters wide. Ocean Dome Varna will be almost identical to the natural beach – with crushed white marble sand, and waves generated by high-tech machinery ideal for surfing. At the back, as a background, there will be an artificial volcano with a flame which will be activated every 15 minutes, and a fire that will come out of it every one hour. The Aqua Park will also have a floating roof which will allow permanent temperature even in rainy and cold weather. The air temperature will be of about 30 °С, and the water temperature will be about 28 °С. These values shall be constantly monitored and controlled even in winter.
Projected number of tourists in the complex (throughout the year): 10.000 tourists per day
Projected number of tourists per year: 1.200.000 tourists per year
There is only one similar beach in Japan which was opened in 1993, and was intended for 10 thousand tourists. The visitors’ peak was in 1995 when those wishing sunbathing were 1,250,000 a year. This number is stunning given the fact that the natural beach is only 300 meters away from the Aqua Park!
Given the existence of mineral springs in Varna and Varna region, the project could be advantageously realized near a spring subject to drilling surveys, for the purpose of optimizing the water heating costs.
This is a key subproject which will attract 10.000-12.000 tourists a day in Varna throughout the year. Given the seasonal opportunities for beach and sun in the region, which is 5-6 months, the actual investment from the realization of the subproject will indirectly fill in 9.000 sleeping accommodations daily in the actually unused bed capacity, outside the season for additional 6-7 calendar months in Varna and the near resorts.
Major project for conversion of the city VARNA into a tourist mega polis and an attractive destination for tourism and business throughout the year.
WITHIN THE TOWN OF VARNA – SUBPROJECT FOR YEAR-ROUND TOURISM: Museums of Modern Art – Varna
MUSEUMS OF MODERN ART - VARNA
/information about the project/
The realization of the project includes the building of a museum– monument in a building, the main entrance of which is in the existing Monument of the Soviet Army in Varna. There will be sculptures on the front, floorings and lighting, and the near park will be renovated.
The museum will be set on five levels including the former bookstore built at the foot of the Monument. According to the submitted project new and old buildings are connected by a vertical transparent body. The total built-up area will be 4900 sq.m. In one of the wings of the building there will be a small conference room and cinema. The roof of one of the wings is designed as a terrace affording a panoramic view to the Gulf of Varna, and connected with a café on the top floor of the new part.
Given the fact that there is no museum of modern art in Varna, this is an important cultural project for the town. The realization will provide a new tourist site visited by 1000-2000 tourists daily. There are similar museums in Europe, such as the Museum of Contemporary Art in Paris, Berlin, etc., which attract many visitors.
Varna is an attractive tourist destination. By now there are two major resorts in Varna region - Golden Sands Resort and St. Constantine and St. Helena Resort, and the minor resort Sunny Day. Notwithstanding the small hotels which are continuously under construction in the complexes, as a whole the complexes built by now are old, with limited capacity and access to the beach, and accommodation. The available additional infrastructure of the complexes cannot meet the requirements of the VIP and rich tourists who look for privacy in closed-type complexes which offer more space, closeness to the sea, yacht port, golf and nature.
By now, there are no modern resorts in the region. In the majority of cases, most of the available resorts are 50-60 years old. The existence of new single hotels and new aqua attractions offer recreational facilities only for the ordinary tourists who seek inexpensive holidays and entertainment in close proximity, with no requirements as to peace, luxury, and nature by the sea.
We offer a new concept for realization of new modern resorts in the region– 5 and 6-star, which will be intended chiefly for rich and VIP tourists. The complexes will be built by completely preserving the available unique nature, such as preserves and location, for the purpose of increasing the tourist appeal and attractiveness of the region. No similar resort concept has been realized by now along the Black Sea. There is no design and complete concept of a complete project from design to realization.
VARNA DISTRICT – SUBPROJECT FOR YEAR-ROUND TOURISM: VIP – 6-star Black Sea New Resort “Kamen Bryag”
VIP - 6-STAR BLACK SEA NEW RESORT "KAMEN BRYAG"
The project includes the construction of a new international resort with 5-star and 6-star hotels, unique for Europe, with artificially heated 1,5 km lagoon. The lagoon will be fed by seawater and through geothermal springs. The constant heating of the water in the lagoon will be attained by means of integration of artificial heating through solar collecting panels. This innovative and modern concept for an artificially heated lagoon has been used in international resorts in America for 10 years. This is more advantageous than the standard resort concept– seashore, to a significant extent eliminating the impact of the climate, wind and sea temperature in the coastal zone.
By offering a new innovative concept for Europe in an artificially heated lagoon, with SPA center, yacht club, surfing school, horse facilities, etc., the attractiveness of the resort will be much enhanced, and the resort season will be extended from 5-6 months to 8-10 months over the year.
